At Septiembre Arquitectura we merge design, context, culture, art and technology to define the best strategy to materialize architecture. We are built by a multidisciplinary group focused on solutions within planning, design and construction. We materialize adaptive solutions to empower the value of the site and its surroundings. Founded on an international network but with a sensitive local application, we offer assessment, design consultancy, the conceptualization of projects, and construction supervision. Our decision-making is based on feasibility studies, analysis and projections of the surroundings.

Focused on a deep investigation of the ever-changing ecosystem, its economical context and social environment we shape specific solutions. Self-sufficient interventions that optimise natural resources ensure in a short, medium and long term the viability and well being of the users with their surroundings.

We take a special interest in the unique processes that will guide each project where we bring into play unique specialists that coexist with the views of the clients. Just as a collection of days in the month.

Daniel de Reparaz

Daniel de Reparaz

Daniel is a Project Manager from the University of Navarra, Senior Architect, from La Salle Barcelona ETSALS (Ramón Llull University) and has a Master’s Degree in Restoration of Architectural Monuments from ETSAB in Barcelona. He currently carries out Artistic projects in the urban environment.

He has worked as a Project Manager in vertical and horizontal composition projects at various scales. He received a scholarship from the ETSALSB University, in the BarCode Housing (www.barcodehousing.net) social housing project endowed with European Union Funds.

He was associated in the OPR Architecture Studio, which later evolved into the OPERA Architecture Studio (www.opera-projects.com) with offices in Barcelona, ​​Lisbon, Luanda and China, Daniel being responsible for the Barcelona office. During this time he directed projects and competitions ranging from Urban planning to design of furniture pieces. He has been awarded several prizes in National and International Architecture Competitions. With great sensitivity, he defines urban relations. He is currently co-founder and director of the September studio.

Damian Figueras

Damian Figueras

Damián is an architect, urban planner and designer born in Barcelona and established in Mexico City. He studied Superior Architecture in Barcelona and later graduated from the Architectural Association (AA) in London where he carried out projects related to housing, urban planning, infrastructure and natural resources.

He has worked and collaborated with several studios including Foreign Office Architects (FOA) in London, Tatiana Bilbao in Mexico and Habitat in Barcelona.

He has participated in several juries and “workshops” at Universities in Europe and Mexico. His projects include those of social housing, schools, equipment and infrastructure projects. Make projects with local materials like compacted earth, wood and coral. He directs the design, detail, execution and construction processes. His project on housing was published by Harvard Press in Cambridge Mass., Domus Italia and Tomo México, among others. He is a member of the Royal Institute of British Architects (RIBA) and the Barcelona College of Architects (COAC). He is currently co-founder and director of the September studio.

Sara Baldasano

Sara Baldasano

Sara is an architect, interior designer and furniture designer, born in Barcelona. Graduated as a Senior Architect from the ETSAB School of Higher Technical Architecture of Barcelona, ​​she has two Postgraduate degrees, one in Furniture Design from the Elisava University School and the other in Retail from the School Sert of the Col·legi d’Arquitectes de Catalunya , COAC.

She has worked and collaborated in various architecture studios, including ACXT (www.idom.com) based in Spain, Chile, Colombia, Brazil and Saudi Arabia. Until creating his own firm. She has directed architecture, rehabilitation, interior design and furniture editing projects. She is detailed and careful, she elaborates the projects from constructive honesty, human scale and aesthetic sensitivity. She has won several National Architecture Competitions and her work has the First Prize Espacios BJC-Delta 2012 and Europan 12 selected work. He is a member of the College of Architects of Catalonia (COAC) where he has given talks on Retail.
After a long period managing his own firm, in 2016 he associated with Estudio Septiembre, where he currently directs the Barcelona office.

Radisson hotel Tsinandali Hotel, Interior Design

Tsinandali Estate Georgia, set in a historical 18th century home and wine cellar, opens its doors as the latest addition to the Radisson Collection. The restorations and many new developments – led by architecture studio, Septiembre Arquitectura – reveal a luxurious new hotel that revitalises the charm of the property’s history alongside newfound contemporary splendour.

Overlooking the dramatic Caucasus Mountains, the Tsinandali Estate is located in the very heart of the Kakheti wine region; argued to be one of the oldest wine-making regions in the world. Once home to Georgian Poet and Aristocrat, Alexander Chavchavadze (1786-1846), the estate now houses the area’s most anticipated luxury hotel, Radisson Collection Hotel, Tsinandali Estate Georgia.

In line with Georgia’s cultural identity, the unique property is fittingly set amidst the Estate’s own remarkable vineyards: amongst the finest in a region renowned for a diverse selection of wines. A full immersion into this aspect of Georgian culture is complemented by the property’s unique “vinotheque”, wine-tasting bar, and Prince Alexander Chavchavadze’s personal wine cellar collection.

Led by Spanish/Mexican architecture studio, Septiembre Arquitectura, the focus of the design has been to bridge the 19th-century architecture of the historic building with the present. In an effort to preserve the cultural past of the location, Septiembre Arquitectura worked closely with and around the surroundings of the Estate: drawing inspiration from nature and its heritage. The studio was responsible for designing the New Building – a completely bare structure initially. This meant arranging and designing all the rooms, the Lobby area, the Spa, and the layout of the Old Library.
Co-founder of the studio, Damian Figueras, described the project as a “dialogue between the 19th and the 21st century. Visitors can notice the coexistence of the two periods in the modern furniture and works of art from the time Tsinandali was first designed.” The studios’ approach to this emphasises the pre-existing histories and cultural past of the location; all the while creating an environment that harmoniously co-exists with the nature around it.

Guests may notice and appreciate the broad thematic inspirations that the hotel is built on. Internally, this extends to each of the 4 levels of the hotel—each designed as an abstraction of a season of the year. Septiembre Arquitectura’s commitment to this concept extends from the prominent design decisions down to the subtle nuances, found in the reflective choice of fabrics, colours, metals, and textures within each guestroom. In the communal areas, the lobby area serves as a tribute to the acclaimed Georgian wine industry: blending industrial elements with the hotel itself, through materials such as cork and metal flooring.

Beyond the interiors of the hotel, the external composition also reflects careful consideration of its surroundings. Plants cover the exterior walls of the property: the green façade was chosen to create an almost illusory effect of the building ‘disappearing’ and melting into the natural environment around it.

GUEST ROOMSEach floor of the hotel reflects a completely distinctive mood inspired by each of the Four Seasons using appropriate colours, textures, materials and images. Velvet rich fabrics, tapestries, rugs and furnishings are an exciting, eclectic mix of traditional Georgian, European and contemporary minimalist design elements. Even the metal fixtures reflect the season chosen for a particular floor; Winter chrome, Spring brushed steel, Summer brass, Autumn copper. Floor to ceiling windows are strategically placed to provide maximum natural light. Interiors are illuminated by indirect lighting, discretely hidden by elegant mouldings and augmented by standing lamps and pendants for individual suites, corridors, lobbies and restaurants.

The hotel features 141 elegant rooms with seasonally inspired décor and a vast selection of features to create the perfect stay: full HD Smart TV, coffee machine, iron and ironing board, safe and mini bar, high-speed Wi-Fi, tea and coffee facilities, bathrobe and slippers. Guests can choose among 124 rooms: 23 Collection Rooms, 52 Collection Superior Rooms, 44 Collection Premium Rooms, 2 Collection Junior Suites and 3 Collection Suites. Additionally, 8 private suites and 9 Collection Rooms are situated on the grounds of the estate in traditional buildings steeped in historic heritage with a modern twist, ideal for couples, families or those who want to be surrounded by nature and enjoy absolute privacy.

RESTAURANTS AND BARS By sourcing the finest local produce combined with an excellent selection of wines the Radisson Collection Hotel, Tsinandali Estate offers an outstanding dining experience within its three restaurants, three bars and the Blue room – space that can be used for private dining.

Prince Alexander offers all-day dining and features a courtyard terrace: serving breakfast, lunch and dinner based on the best international cuisine traditions. A private dining area, Blue Room, is also located next to the all-day dining restaurant.

The instantly welcoming French Le Bistro with its cosy summer terrace offers a relaxing sanctuary servicing a selection of the best French pastry in the area, genuine coffee and light healthy dishes for a quick snack. French Le Bistro restaurant will serve the finest local and seasonal produce.

For those guests who want to experience authentic Georgian cuisine, the Kakheti Restaurant provides a warm and hearty introduction to the unique Georgian culinary traditions of the Kakheti region.

The wine tasting bar, Gaumarjos, offers a diverse selection of wines produced by the estate. The hotel also features The Library Bar – a spacious book gallery with a stylish lounge zone housing the hotel’s main bar. The Golden Room also forms a part of the bar, exclusively designed by German Industrial Designer Ingo Maurer, the cosy space features a distinctive fireplace which creates an inviting atmosphere to enjoy in the winter months. Talking about the project Mourer stated that “It was clear to me that we had to stay away from any kind of trend. My team and I tried to avoid any kind of banality as respect for the historical building was our first priority. The place has a very strong aura and any wrong decision, which would harm the pre-existing harmony, would have been a criminal act.”

SERVICES High up on the 5th floor, the luxurious Spa offers guests a variety of contemporary and traditional holistic treatments. In keeping with the idea of “coexistence in nature”, the spa uses creams, oils, soaps and shampoo made from natural and restorative ingredients. Total recreation would not be complete without a visit to the wellness floor which includes a fitness room, sauna, Jacuzzi, a full Spa service area and a 19m infinity outdoor pool with a breathtaking view over the park and the Caucasus Mountains.

The Tsinandali Estate is a perfect location for relaxing tours, memorable meetings, fascinating weddings and recharging breaks amongst nature. Cocolia Hotel Mazunte overlooks an ancient sacred site of the Mizteca People. Punta Cometa, the southern-most landmass in Mexico, is a long finger of rock formations, worn smooth by wind, rain and sea. They called it The Window to Heaven and at various times a year, the sun sets on one side as the full moon rises on the other. A hike to the tip of this beautiful site is an unforgettable experience. Each year the Stone Formations of Ventanilla attract shamans, ceremonial dancers, and many national and international visitors for a traditional celebration of Winter Solstice. On the longest night of the year, the full moon arcs across the dark sky to welcome the sun rising in the exact centre of a circular opening in a giant rock, surrounded by water.

CACAO RESTAURANT To sit at a table in Restaurante Cacao and watch the sunset, sipping a smooth locally produced Mescal is Pura Vida. Serving locally grown organic fruits, vegetables as well as the fresh catch of the day, Restaurante Cacao offers a simple menu for breakfast lunch and dinner. Each morning a variety of fresh juices, detox smoothies, homemade whole grain bread, sweet rolls and fresh fruit are available. For lunch and dinner, our chef seamlessly combines traditional Mexican recipes with healing restorative ingredients to tempt every palette. Vegetarian, vegan and non-vegetarian options are always available. In addition to our fixed menu, we offer 3 daily market specials. Try our delicious hot chocolate made with world-famous, Organic Oaxacan Chocolate. It’s to die for!

Located on the land’s highest elevation, with a panorama view of Punta Cometa, the rolling hills and the ever-changing Playa Mermejita, our saltwater pool and terraces feature the most spectacular vistas of all.  The long Rectangular Pool is the perfect place to relax, take a swim, read, or enjoy an afternoon siesta. The surrounding terraces, on various levels, are both public but also private places. Cooled by sea breezes with tables and lounge chairs they are shaded by the filtered light of “otate” and Sun umbrellas.

SUSTAINABILITY Cocolia Hotel Mazunte was designed to co-exist in harmony with the natural environment. Every effort has been made to preserve and protect the topography of the land and the native plants and trees. Rainwater is collected to prevent erosion and recycled for irrigation. Greywater is used to maintain our fruit trees, papayas, bananas, lemons, oranges and herb garden, for the restaurant. All power requirements provided by Solar Energy. Special care has been taken to regularly prune our native trees including “Cojon de Toro”, Palo de Indio, among many others and to clean the understory which promotes growth, allows sea breezes to flow and keeps the land shaded and the buildings cool. All the locations of Cocolia Hotel Mazunte are connected by carefully planned walkways, constructed with a combination of stone, wood and earth, to provide shady access to all areas including a special path that winds all the way down to Playa Mermejita.
